- Use the following as a resource to help you hunt for the perfect pad or to help you survive your first semesters in Lethbridge.

| Before moving in keep these in mind: |
- Landlord Act

- Your contract
- Get it in writing. If there are any disputes in the coming months between yourself and your landlord, it's best if it's written down in a contract. Request a contract be made up if the landlord doesn't have one.
- Don't sign on the dotted line until you understand everything on that page. You don't want it to come back and bite you a couple months down the road.
- Damage deposits
- They typically range from $0 to the cost of one month's rent. Know that one month's rent is the maximum amount. Sometimes the landlord will sometimes keep a small amount of this deposit (ie. $100), regardless of what happens. Some landlords justify this by saying it covers general wear and tear caused by the renter. Discuss this with your landlord and make sure it's in your contract before you agree to it.
- Safety
- Fire extinguishers, fire/carbon monoxide alarms, and a window in your room large enough for you to crawl out of in the event of an emergency are must-haves.
- It's a great idea to have a list of emergency phone numbers handy, in addition to phone numbers of neighbours or friends.
- Roommates and your objectives
- Some students like to fly solo and have a quiet place by themselves while other students like just 2 to 3 roommates they can socialize with. While checking out any rentals, try to get an idea of what kind of student your new roommates might be (if they're there at the time). See if the rental is clean and well-kept and if that's what you have in mind.
- If your roommates are party animals and that's just not your scene, you may have to notify your landlord and ask for a hand if your roommates start to get out of control. If your roommates are affecting your studies or health, and you've run out of options, contact your landlord immediately.
